Kelly Thomas, Co-Owner and Broker, is a native of Carroll County, Virginia. Kelly is a graduate of Virginia Tech with a Bachelor’s Degree in Property Management and has minors in both Real Estate and Communication Studies. Before obtaining her real estate salesperson license in 2005, she managed commercial properties for the federal government and private sector in the southeastern U.S. For over 3 years, Kelly’s portfolio covered 10 states and over one million square feet. The commercial spaces managed ranged from Class A office at every facility to custom warehouse space, airport hangars and specialized computer and detention facilities. A partial list of the General Services Administration (GSA) tenants included Department of Homeland Security, Social Security Administration, US Department of Justice, US Attorneys, National Archives and Records Administration, Federal Bureau of Investigation, Bureau of Land Management, US Marshall and US Coast Guard. Private sector high end office and warehouse tenants included Krispy Kreme, Bell Davis & Pitt and Dixon and Hughes.
Full service management was required by all previous tenants. Full service management included coordinating all routine and preventative maintenance of all systems (security systems, fire protection (pumps, sprinklers, etc), HVAC, etc.) all janitorial services (during and after business hours), landscaping services, roofing repairs. Potential contractors were interviewed, bids reviewed and chosen and guided through the criminal background check process before providing services to all GSA properties. Strict adherence to the lease requirements was the main priority at all times. This included reviewing leases and making schedules based upon lease requirements to replace wall covering and flooring during and after a tenant’s business hours. Management plans were also developed based upon lease requirements. Several of the management plans included descriptions to maintain LEED (Leadership in Energy and Environmental Design) designation by continuing using green building practices. These LEED goals were met through daily housekeeping (ex. using recycled paper products, more natural cleaning products, etc.), implementing a recycling program, landscaping techniques to conserve water, and HVAC maintenance and systems management to optimize energy efficiency and enhance indoor air quality.
